Leak repair
Ceiling stains and attic drips traced back to where the water actually gets in.
Water rarely comes in right above the stain. It runs along the deck, rafters and insulation before it shows up on your ceiling, so the real source can be several feet away.
We trace the leak back to where it starts and fix the cause, so it does not come back after the next storm.
Where leaks usually start
- Flashing around chimneys, skylights and walls
- Seals around vents and pipes
- Valleys where two roof slopes meet
- Cracked tiles or missing shingles
- Clogged gutters that back water up under the roof edge
How we handle it
- Check the attic and the roof to trace the leak
- Show you where the water is getting in
- Fix the source and any damaged materials
- Clean up and explain what we fixed
Questions
My ceiling has a stain but no drip. Is that a leak?
Usually, yes. A stain means water got in at some point. It is worth finding the source before it gets worse.
Can you find a leak that only shows up in heavy rain?
Those are the trickiest, but we can usually trace them from the attic and the roof. Photos of when and where it drips help a lot.
